Mana Kai: A Timeless Case Study

To illustrate this, I recently revisited the sales history of Mana Kai Maui Resort, a serene beachfront condominium at the entrance to Wailea. It’s a perfect example because the building, completed in 1973, features units that are nearly identical in layout and square footage, allowing us to trace value over time with clarity.

When the building first opened, the original investor group, reportedly United Airlines pilots—purchased units for about $52,000. By the end of that year, the average price had risen to roughly $71,000.

Weathering the Market’s Ups and Downs

Maui real estate has experienced its share of cycles:

  • The mid-1970s recession

  • The high-interest-rate environment of the 1980s (16–18% mortgages)

  • The Japanese investment boom and correction in the early 1990s

  • The technology crash in 2000

  • The post-2007 real estate adjustment

Through each cycle, a consistent pattern emerged:

Prices corrected… and over time, they surpassed the previous highs.

By 2007, the average Mana Kai sale had climbed to $1.28 million. More recently, depending on upgrades and condition, sales have again approached and exceeded the $1.2 million mark. Today, units in this iconic building command prices in the $2 million range.

The lesson is simple and timeless:

Trying to perfectly time the market is a guessing game.

Instead, what matters most is recognizing value when it appears—a skill cultivated by patience and experience.
